Preservation & Revitalisation

Preserving existing building fabric and adapting it for modern living

Historic Viennese buildings tell a story through their architecture, materials and the details that have endured over decades. That is why BeLLeArTi focuses on the careful revitalisation of existing buildings and apartments.

Our aim is to preserve distinctive features, reuse existing materials and adapt the spaces to the needs of contemporary living. The result is apartments that retain visible traces of their architectural heritage while offering a high level of comfort.

Our approach

Receive

Where possible, historic features are preserved and restored.

Reuse

Existing structural elements and materials are retained where their condition and intended use allow.

Add

Necessary additions are designed to complement the building’s architecture and character.

Develop

Historic spaces are adapted for contemporary living.

Preserving historic Viennese buildings

Stucco, double doors, parquet floors, wooden box windows and historic finishes define many of our apartments. They are essential elements of the spaces and contribute to their distinctive atmosphere.

Where possible, these features are preserved, restored or carefully complemented. Our aim is not to make a period apartment building look new, but to keep its quality and unique character visible.

Typical features we preserve and develop further:

  • Stucco and ceiling details
  • French doors
  • Parquet and wood flooring
  • Traditional timber-framed windows
  • historic tiles and surfaces

“What has stood the test of decades deserves careful treatment and a future fit for today.”

— Dr. Rudolf Schweinhammer & Anne Silvert

Box sash windows – a detail with function and history

Traditional box-sash windows are a characteristic feature of many historic Viennese buildings. During renovations, existing box-sash windows are retained and repaired wherever possible.

  • CharacterTheir proportions and finish shape the appearance of rooms and facades.

  • Thermal insulationThe air gap between the two window layers can help provide thermal insulation.

  • Sound insulationThe layered construction can also help reduce outside noise.

This preserves not only an architectural detail, but also a design that has proven its worth over generations.

From existing building to apartment

Understanding existing fabric

01.

Restore and complement

03.

Preserving what is worth keeping

02.

Building elements, surfaces and materials that can be preserved remain part of the apartment.

It begins with a close assessment of the existing building and its distinctive features.

Necessary work is carried out with care, and new elements are carefully matched to the existing structure.

Contemporary living

04.

The result is an apartment that combines historic architecture with the demands of contemporary living.

Careful restoration

Preserving historic buildings takes specialist knowledge and experience. That’s why we work with experts from a range of fields on complex restoration projects.

  • ArchitectureExisting structures are assessed and plans are made with their future use in mind.

  • CraftsmanshipHistorical features are professionally restored, repaired or supplemented.

  • ConservationWhere required, specialist expertise is brought in to preserve distinctive details.

This allows existing features to be preserved visually and put to good use over the long term.

“Our aim is not to reinterpret the character of a historic building, but to preserve its existing qualities and adapt it for contemporary use.”

— Dr. Rudolf Schweinhammer & Anne Silvert

Historic character and contemporary living comfort

Preserving existing architecture does not mean giving up modern living comfort.

Our apartments combine historic details with amenities designed for longer stays. Fully equipped kitchens, modern bathrooms, Wi-Fi, washing machines and thoughtfully chosen furnishings complement the existing architecture.

  • Historic details remain visible and shape the atmosphere.

  • Modern amenitiesmake everyday life comfortable.

  • Ideal for stays of 1–6 months, our apartments make a home away from home.

This is where Viennese architectural heritage and today’s living needs come together naturally.

Make lasting use of what’s already here

Since 2011, we have been developing existing buildings and apartments, preserving the elements that give them their history and character.

Our approach centres on reusing suitable building elements, restoring existing materials and carefully adapting them to meet today’s needs.

This way, spaces are not only preserved, but continue to be lived in, cared for and put to good use.
